Well Proportioned House with a Commercial Vineyard with Many Outbuildings and Located in a Quiet Hamlet

This is a beautiful well-proportioned house together with a commercial vineyard located in a quiet hamlet, from which the vineyard takes its name, on the borders of the Dordogne and the Gironde.  The hamlet lies in the hills on the right bank of the river Dordogne, between Sainte Foy la Grande and Castillon la Bataille.

The environment is calm and rural whilst being close to a charming bastide town that offers all services and amenities including a train station with direct links to Libourne/Bordeaux for the TGV.  The airports of Bergerac (30 minutes) and Bordeaux (60 minutes) are close by.

The entrance to the magnificent house and the outbuildings is separated from that to the wine-making facilities and leads into a large and charming courtyard.   The buildings are built around the courtyard with its old-world charm and a quiet and serene ambience.  The buildings, on three sides, comprise the main house, a separate apartment , a small house with three rooms on two levels which requires renovation  and several other buildings which are currently used for storage of garden furniture, the lawnmowers, and a tool shed.

The main house offers grand rooms, a superb entrance hall leading to a large dining room, a spacious living room, six bedrooms of which four have their own bath/shower rooms, a large kitchen with a fireplance, and a back kitchen.  All of the bedrooms and bathrooms have recently been refurbished and decorated.  There is a separate apartment with two bedrooms, a living room and a bathroom in one of the buildings.

The property overlooks a large garden of 3500 sq m with a swimming pool (12m x 6m).  The pool is fenced to comply with French regulations within which is a paved terrace.   The garden boasts many mature trees providing shade.
This is a rare opportunity to acquire a superb property that offers elegant living with a fully commercial vineyard.  In addition the current owners have successfully offered bed and breakfast since 2006 and, with the separate apartment and a second small house which can be converted, there is the potential to create a lucrative holiday complex.  Additional activities such as tasting weekends, cooking, painting, outdoor activities can be offered to attract a wide variety of visitors.

The vineyard lies in the region of Bergerac and Montravel wines, ideally situated on the top of a ridge, gently sloping in a south-westerly direction, exposing the vines to a maximum of sun. The soil is a mixture of sand, clay and limestone.
The total area is 51 hectares (122.4 acres) of which approximately 21 hectares (50.4 acres) is laid to vines, a large number of which were only planted recently.  The average age of the vines is sixteen years and they are all in good shape.  Six grape varieties are produced, three red and three white which result in the following wines:
· Two red wines: one traditional and one ripened on oak barrels;
· A dry white wine;
· A light sweet white wine (“Moelleux”); and
· A rosé wine.

The wines have been awarded medals:

· Concours de Bordeaux 2000, 2003 & 2005
· Concours de Bergerac 2003
· Concours de Macon 2003 and 2004
· Guide Hachette 2001, 2002, 2003, 2004 and 2006
· A large number of articles in the press

When the current owners bought the property, which had been a vineyard for over a hundred years, they determined  to produce a quality wine, by reducing the production per hectare and by paying a lot of extra attention to the cultivation of the soil. . Since 1999 they have followed the rules of sustainable farming.

The winery is equipped with new tanks with protected access and with new and movable equipment.  The storage capacity is 1900 hl for an annual production of 650 hl.  The building was constructed in 2000 using the latest insulation materials.  The height of the building ensures a relatively low level temperature in the summer.  Next to the new winery is the old winery, which is used as a storage place for bottles and to prepare wine orders. The labelling and carton closing machine are relatively new. In an area there is also storage space for oak barrels and a tasting area.

In addition to the wine making equipment and numerous small machines, there are 3 tractors, one with a cabin and a 1000 l turbine driven spraying machine, which was completely redone in 2004.  The vineyard co-owns (CUMA) a harvesting machine and some other equipment.
